2. Purchase a Welcome Buildability Report
Our Land Services team will perform a detailed property review, which dives deeper into site conditions and refines the build estimate.
Your Buildability Report will include a conceptual site plan, due diligence checklist, permit requirements, and more.
We'll also connect with the landowner and/or listing agent to collect any existing approvals or surveys.
3. Submit your land offer
If you aren't working with an agent, we'll connect you with a local partner agent to submit a land offer.
We provide recommended due diligence activities to guide your negotiation process. Some properties may have existing surveys or approvals in place, which may lessen the diligence burden.
4. Perform onsite due diligence, if needed
Depending on the condition of your land, you may want to perform onsite tests during your due diligence period to rule-out major risk factors. This could include percolation testing, soil testing, or other on-site activities.
Welcome has a network of local engineers and builders to support, if needed.
5. Close on land, sign contracts
After your due diligence period is complete, you'll close on your land and sign your build contract. This will kick-off our pre-construction & permitting process.
6. Permitting & municipal approvals
Welcome provides your builder with your tailored construction details so that they can build your dream home.
Site surveys, final civil plans, and everything else needed for permit applications- it's all covered by your builder and their network of local engineers.
