What if I want an appliance / light fixture / knob that is not available as an option?
We are happy to look into seeing if we can accommodate items that are not currently available on our online builder. Please reach out to [email protected] with the specifics of your request.
Is the driveway included in the price?
Yes your driveway is included.
Is the back deck included in the price?
The square corner sundeck is included in the price of our base model.
How tall are the ceilings?
10 ft for the main floors and 8 ft for the basement.
Can I get a sample of floor tiles?
Yes. If you would like samples of any finishes, email our support team at [email protected] and we are happy to coordinate sending you samples.
Can I change my selections or is this all final?
You will have the ability to make some cost-modifying changes up until your financing is completed. Your Welcome service representative will ensure that you know the final date to make any allowed changes. Any changes made after financing is completed will be at your cost.
Why do some of the exterior colors cost significantly more than others?
Our prices are determined by our vendors and are not altered by Welcome.
What upgrades can I use the $10,000 for?
You can use the $10,000 for anything related to home upgrades.
If I don’t use the full $10,000 upgrade promotion, can I put it towards the price of the home?
The $10,000 is for upgrades only. Anything unused will not be added to the cost of the home.
What are my financing options?
You can pay with cash, or get a construction loan.
What is my down payment?
This depends on your credit score. We’ve typically seen our customers put anywhere from 10-30% down.
How can I trust that you all are protecting my privacy?
You will be working directly with Citizens Bank directly on all private financial information and Welcome is not privy to it. You can review Citizens security and privacy details here.
What do I need to apply for a loan?
A variety of factors are considered relating to your past and present financial situation, including credit score, credit history, assets, the size of the loan you request, income and down payment percentage.
How long is my deposit refundable for?
The $5,000 Welcome deposit is refundable throughout the entire application process until the closing date.
What happens to the $5,000 deposit at closing?
You can receive a refund at closing or you can apply the deposit to your down payment.
Can I bring my own financing?
Yes - or you can work with one of our preferred lenders who are familiar with our process. If you would prefer to work with a 3rd party lender, they must support construction loans.
What is a construction loan?
A construction loan is a short-term loan used to finance the building of a home or another real estate project. The loan is interest only during the build phase. Once construction is complete and a Certificate of Occupancy (CO) is issued, the loan converts to a traditional mortgage of your choice.
What does the construction loan pay for?
The purchase of the land and cost to build the home.
How does a Construction Loan work?
The initial payment of Construction loan will be used to purchase the land, and begin the foundation. A series of 4 additional payments “tranches” will be disbursed by the bank based on achieving construction milestones. During construction interest only payments are due monthly on the total amount disbursed by the bank to date.
What traditional mortgages are available?
15 year fixed, 30 year fixed, 5/1 ARM, 7/1 ARM, 10/1 ARM (Adjustable Rate Mortgage)
What’s our builder’s warranty?
Most state builder law’s require basic home warranty statements that will be incorporated in your Welcome contract. Here are the New York state warranty requirements:
The home will meet or exceed building code requirements;
In the absence of any defined standard, the home must be constructed with workmanship and materials that meet or exceed locally accepted building practice standards;
One year from the warranty date the home will be free from defects due to a failure to have been constructed in a skillful manner;
Two years from the warranty date the plumbing, electrical, heating, cooling and ventilation systems of the home will be free from defects due to a faulty installation;
and six years from the warranty date the home will be free of material defects.
The Total Coverage is within the 6 Year Warranty Term.
Everything is Covered initially under Workmanship and Materials for the 1st year. Select portions of the (MEP’s) Mechanical Systems are covered for 2 years. Structural Coverage on Major Structural Defects is provided for 6 years.
Who is the builder?
Welcome Building Corporation is the primary builder,and we partner with proven general contractors to complete your new home.
Can I visit the construction site?
Our service team is happy to work with you on scheduling a visit to your home’s construction site. This must be scheduled ahead of time so our team can coordinate with field management, due to insurance liabilities.
What happens if there is a weather delay?
Unfortunately, things out of our control might happen during the construction process, including weather delays. If this were to happen, we would issue a formal notice to you about the delay and provide you with an updated completion date.
